Terms of Service

All and any information on this website is subject to change without notice. Cayman Villas holds no responsibility for any change to local area or local services. Cayman Villas is not liable for any use or accuracy of information or material on the Internet via weblinks from this site or on any other website.

Cayman Villas reserve the right to reject/cancel bookings if they do not meet our Terms & Polices or the requirements of the property. When booking our properties all agents agree to our Terms & Policies and to provide Cayman Villas with their client’s information to complete the booking.

Any bookings with properties that Cayman Villas exclusively represents is subject to the following: *Properties that are not exclusively represented by Cayman Villas, (which are easily identified as they do not have an online calendar) have different policies, please contact us for a copy or to discuss these terms and polices.

Minimum Age Requirements
To book a Cayman Villas property client must be 25+ years and be a guest staying at the property. Children Policy White Sands #3 & #9 do not allow children under the age of 5 years to stay.

Payment Method
All major credit cards are accepted :- Discover, Amex, MC, Visa, Travel/Wholesale Agents company business cheques & Bankers drafts/Cashier Checks are also accepted

Payment Policy We require 50% deposit upon booking if more than 30 days (60 at Xmas) prior to arrival date. We require full payment within 30 days (60 at Xmas) of arrival date or if stay is less than 7 nights.

Security deposit Policy
We require credit card and client details to be held on file in case of Damages. Select properties may require a set amount by way of credit card pre-authorization to be held during guests stay in case of damages. Our staff will advise you of this at time of booking.

Booking Requirements
(Please note that the special lesser people rates do not apply during holidays such as Easter, Christmas and New Years) *Holiday booking requirements: 14 nights minimum for the 4 bedroom plus properties (we will accept less than a 14 night stay on condition that the dates are over the designated dates of the Christmas week (not New Year week) or a day or two earlier.The exception to this policy is that full payment is required at the time of the booking and is non-refundable). There is a 7 nights minimum stay for the 3 bedroom and under, with preferred dates of arrival weekend to weekend for the 7 night stays. If you wish to stay for both holidays 25th and 1st Jan then we require 14 nights minimum. For the Easter holidays we require 7 nights minimum stay. *Our booking form is to be completed or information taken via a phone call, including the client credit card billing address. Should you choose to book online, note your credit card will not be charged until we have reviewed the booking to ensure it meets the polices for the property and you have given your authorization to proceed with the booking. *50% or 100% payment: For bookings over 7 nights and more than 30 days (60 days for Xmas/NY) before arrival date we require 50% deposit, with the final payment due 30 days (60 days for Xmas/NY) prior to arrival date. Note the credit card on file will be automatically charged for the balance if not advised otherwise. On bookings less than 7 nights or less than 30 days (60 days for Xmas/NY) to arrival date, 100% payment is due upon booking. *Confirmation Form is to be signed by client/agent and returned to Cayman Villas
*Flight details must be provided 30 days prior to arrival day. Upon receipt of flight details we will be able to advise where you are to collect your property key package.

US$100 is charged for every change/revision made to a booking: this is waived if the stay is lengthened. No revisions are permitted with less than 30 days notice.

Internet & Telephone Service:
Most of the properties that we represent have wireless high speed Internet service or Wi-Fi and a Telephone. These properties use LIME, DIGICEL, WESTSTAR or C3 as their service provider. We make every effort to ensure that the Internet is functioning properly prior to your arrival, however we make no representations or guarantees that the Internet/Telephone will work all of the time. If the Internet/Telephone is not working properly, we will make all efforts to restore the connection but cannot make any guarantees as the service is provided by an outside entity. If there is a technical problem that cannot be solved, Cayman Villas will not be responsible for any Internet service provider or any other technical problem. Furthermore, Cayman Villas will not refund you any money if there is any type of problem with the Internet/Telephone service.

Rental Agreement

**Please note that the special lesser people rates do not apply during Holiday Dates such as Easter, Christmas and New Years** Holiday booking requirements: 14 nights for the 4 bedroom plus properties and 7 nights minimum night stay for the 3 bedroom and under, with the preference of arrival or departure around the 28th Dec. If you wish to stay for both holidays 25th and 1st Jan then we require 14 nights. For the Easter and Thanksgiving holidays we require 7 nights minimum stay for all our properties. Once you complete and submit this form, your condo/villa will be placed on HOLD and a booking number will be issued and displayed on your computer screen. You will also receive an automated email with the same basic reservation details. You will be contacted via e-mail by one of Cayman Villas reservation specialists in order to finalize the reservation. If we are unable to reach you within two days, your reservation will be cancelled, so do keep an eye out for our email. Payment will be taken after we have communicated with you and both parties have agreed to all the details of the booking. No additional fees to the quoted rate are charged by Cayman Villas for credit cards but your card issuer may charge for international transactions. Your personal information is securely held in our booking system. We recommend you familiarize yourself with our ‘Minimum Stay’ and ‘Terms & Policies’ which can be found on our website under ‘General Info’ tab before you complete the form below.

This act constitutes a rental agreement only and is not a legally binding contract. It is subject to errors and omissions in availability, pricing and terms, and is subject to withdrawal without notice.

Cancellations & Refund Policy

All cancellations must be made in writing. *Cancellations made less than 30 days (or 60 days for Christmas and New Year bookings) before arrival date: no refund. However, a refund, less booking costs, will be warranted (at our discretion) if the property is re-rented by a paying guest for the cancelled dates. *Cancellations made between 30 and 60 days before arrival date: a refund less 50% of the deposit payment made or a refund less 25% of the full payment made. *Cancellations made more than 60 days from arrival date: a refund of payment made less booking costs (US$100 and credit card fees). No refunds for late arrivals or early departures.

We highly recommend that you purchase travel insurance (see following link to assist)

In unforeseen situations only, it may be necessary to transfer guests to an alternative property of equal or superior standard.

The cost of any damage incurred during your stay at the property will be debited from the credit card on file. All properties are Non Smoking: any smoking in a property will result in a US$1,000 charge debited from the credit card on file.

When necessary, CV will advise guests of any severe weather conditions. Please see the Hurricane Policy on our website.

Liability: CV, the property manager and property owner are not liable for any loss, damage or injury incurred. Rental Restrictions: No pets or parties are permitted at any property without prior written approval. CV is not liable for any pet or party issues. Guest invitees/visitors are not permitted to stay overnight. Exceeding the booking occupancy will incur additional charges. Guests agree to use the property for private purposes and cannot sublet, convey use to another party or use for business purposes. Arrival Instructions: CV must be provided with flight details. For arrivals between 9am – 3pm on week days: property keys and directions are to be collected at the CV office located on the airport road (Owen Roberts Dr) For arrivals after 3pm, over week-ends or local public holidays: keys and directions are to be collected at AVIS Rent-a-car (airport office) Little Cayman only: Your property manager will provide airport transfers – fees may apply.

Hurricane Policy

The Cayman Islands official ‘Hurricane Season’ is between 1 June and 30 November each year. Historically, the Cayman Islands have not received threats of hurricanes until much later on in the season, usually around September and October.


1. If the Cayman National Hurricane Committee issues a ‘Hurricane Warning’ and visiting guests on island are asked to return home, then Cayman Villas will refund any nights remaining on their reservation less a US$250.00 Administration Fee. Should a guest choose to remain on island, please note that they do so at their own risk and Cayman Villas, the owner, and the villa manager will not be held liable. * 2. If there is not an official request by the Government for visiting tourists to evacuate the island, but the guest decides to leave anyway, then Cayman Villas will hold funds on file, from those unused nights, for a future booking at the same property within a year, less the US$250.00 Administration Fee.


1. If, due to a hurricane, the Government or the Cayman Islands National Hurricane Committee refuses access to commercial airlines and tourists, Cayman Villas will either offer to change the dates of the reservation with no penalty or cancel the booking and refund the deposit on file, less a US$250.00 Administration Fee, to guests that are affected. 2. If Cayman is affected by a hurricane but the island is still operating as normal, and the villa in question is damaged, Cayman Villas will do its best to find alternative comparable accommodations. If we are unable to do so, we will cancel the booking and refund the client their deposit, less a US$250.00 Administration Fee. Otherwise the regular cancellation policy applies. 3. If Cayman is affected by a hurricane but the island is still operating as normal, and the villa booked is unaffected, should the guests choose not to come to the island, the regular cancellation policy applies. 4. If Cayman is affected by a hurricane, but the island is still operating as normal, and the villa booked is unaffected, should the guest wish to change their dates, Cayman Villas will do so for the regular US$100.00 revision fee.

*Cayman Villas has the right to asses each situation & reservation individually, due to the unpredictable nature of hurricane season. Cayman Villas, the owners, and the managers/housekeepers, will not be held liable for any injury or loss to guests and their belongings during their stay, as a result of any weather conditions.

Security Policy

Our web site has security measures in place to protect the loss, misuse, and alteration of the information under our control. Only certain employees have access to the information you provide us. They have access only for data analysis and quality control purposes.

We encrypt certain sensitive information (such as credit card information) using Secure Sockets Layer (SSL) technology to ensure that your Personally Identifiable Information is safe as it is transmitted.

You are responsible for maintaining the confidentiality of your account and password and for restricting access to your computer. We have no responsibility for any activities that occur under your account and password. You may use the Site only for lawful purposes. Activities including, but not limited to, tampering with the site, misrepresenting the identity of a user or conducting fraudulent activities, on the site are prohibited.

You may not violate or attempt to violate the security of the Site, including by, without limitation, (a) accessing data not intended for you or logging onto a server or an account which you are not authorized to access; (b) using the Site for unintended purposes or trying to change the behavior of the Site; (c) attempting to probe, scan or test the vulnerability of a system or network or breach security or authentication measures without proper authorization; (d) attempting to interfere with service to any user, host or network, including without limitation via means of submitting a virus to the Site, overloading, “flooding,” “spamming,” “mailbombing” or “crashing”; (e) forging any TCP/IP packet header or any part of the header information in any e-mail or newsgroup posting; or (f) forging communications on behalf of the Site (impersonating the Site) or to the Site (impersonating as a legitimate user). You may not send unsolicited or unauthorized e-mail on behalf of the Companies Office of Jamaica. We may prosecute you to the full extent of the law for any violation of these Conditions of Use. You may not use any device, software, routine or data to interfere or attempt to interfere with the proper working of the Site or any activity being conducted on the Site. You may not use or attempt to use any engine, software, tool, agent, data or other device or mechanism (including without limitation browsers, spiders, robots, avatars or intelligent agents) to navigate or search the Site other than the search engine and search agents we provide and generally publicly available browsers.
